1411 is a compact urban dwelling in the Hawthorne District designed in collaboration with the Owners. Privacy is maintained from the street, while the main living space opens generously to a shared courtyard at the back. Openings are carefully placed to control views in and out while allowing light to bounce throughout the space. A super insulated and airtight envelope featuring triple glazed doors and windows made of Ash, combined with heat recovery ventilation and a ductless mini split provide superior comfort year round.
